WeWork Opens 5th Denver Location

The coworking space provider will occupy the entire Junction 23, a recently redeveloped 86,127-square-foot creative office building in the city’s River North District.

WeWork has become Denver’s largest office user by signing a full-building lease at Junction 23, an 86,127-square-foot creative office redevelopment in the city’s River North District. The coworking giant currently operates locations at The Triangle Building, The Lab, Tabor Center and The Hub.

EverWest Real Estate Investors, WHI Real Estate Partners and George Oliver Cos. converted the former industrial property located on 3.3 acres at 2323 Delgany St. The 1975-built asset underwent a 12-month redevelopment program. Gensler served as project architect, while Colorado-based Provident Construction was the general contractor.

Modern take on creativity

Junction 23 features 16-foot windows, 25-foot exposed ceilings, more than two dozen skylights and energy-efficient LED lighting. Amenities include modern conference rooms, small group breakout areas, roll-up garage doors connected to a central atrium, outdoor meeting spaces, a fitness center with showers and locker rooms, bike storage and an adjacent coffee shop.

The central business district, the LoDo neighborhood, Union Station and Interstate 25 are situated within walking distance, while Denver International Airport is 23 miles away.

Newmark Knight Frank Executive Managing Director Jamie Gard and Associate Director Laura Sperry represented the landlord in the transaction.

As Junction 23’s sole tenant, WeWork will enjoy its very creative build-out, beginning with a large glass front entry and extending into open interiors that are packed with flexible work environments and other conveniences designed for today’s modern working culture,” EverWest Executive Vice President of Development Services Larry Lance said in a prepared statement.
